If you’ve made it this far, it’s nearly time for congratulations, but not quite. Remember to wrap up any loose ends:

Final Walk-Through Inspection.

The final inspection is more of a formality than anything else and typically takes place the day before or on the day of the closing. The buyer visits the house to ensure that everything is in working order, that everything is the same as when the buyer last inspected the home, and that no extra items have been left behind.

Cancel Home Services and Utilities.

After the closing, I will provide a list of essential phone numbers for terminating home services and utilities.

Be Prepared.
Even at this late point, I am prepared to help you should an unanticipated hiccup arise. There is no need to be concerned if something malfunctions at the property or if the buyer’s finance is delayed. I’ve dealt with these issues before, so I know how to solve them quickly and without stress.

Closing.
The settlement statement, which details the financial transactions that occurred throughout the process, will be provided by the closing agent to all parties involved. This declaration must be signed by the buyer(s), you, and the closing agent, attesting to its accuracy. In the event that you are unable to attend the scheduled closing, we may make adjustments based on the situation and notice provided. If you are receiving funds from the transaction, you may choose to receive a check at the closing or have the funds electronically transferred to your financial institution.

In order for the buyer to receive all of the property keys and any other necessary information during the closing, you, the seller, should make the necessary preparations in advance to have those items available.
